A NEW CHAPTER BEGINS…

Caesar and Nita Arinduque hit that monumental time in their lives. It was time to move into assisted living. Living at home was no longer the best option for them. Caesar had been the primary caretaker for his wife for several years and it was time for a new chapter, one where they both had more help. Now the challenging part - figuring out how to move from a home they'd spent the past 45 years in and who in the family could help manage the sale. That's when their daughter, Yvonne, and her husband, Stuart, called me.

She explained to me that even though the home was in good condition and it needed to be sold, it hadn't been updated in 45 years! Having been in a similar position in my personal life, I know how difficult it is to sell your childhood home. I outlined a number of options that would allow her to choose the best one for her and her parents. 

I put two options on the table. Option #1 was to keep the home primarily in the same state. The home was well taken care of, but had not been substantially updated since 1978. Option #2 would require a little more time and resources to get it ready for the market. Option #2 included replacing the carpet, painting the interior of the home and parts of the exterior, painting the kitchen cabinets, and replacing various fixtures in the bathrooms and hallways. To Yvonne and Stuart’s credit, they were willing to put in the extra work and resources to improve on the value of the home, choosing option #2. This was Yvonne's Mom and Dad’s legacy and she wanted to ensure we put our best foot forward when listing the home. I knew these improvements would help get top dollar, but it would also position the home as one of the best on the market

It only took about 3 weeks to get the home ready. New paint, new carpet, new fixtures, and multiple truck loads of items were donated or hauled away. The Arinduque family had great pride in leaving this home in the best possible condition for the new buyer. The amazing news - we were quickly under contract once we went active on the market! Unfortunately, in the middle of escrow, interest rates hit their 20 year high and the buyers got cold feet and backed out. There was no shortage of drama as a second buyer also cancelled. Buyers were getting nervous with market conditions and while it would have been easy to get frustrated, Yvonne and Stuart stayed positive. They knew we’d get it sold for her parents. 

And they were right! The third time was the charm. We accepted an offer at $1.1 million and closed shortly after Thanksgiving! It was such a pleasure to work with this family. I truly couldn’t have asked for a better client(s). They were incredibly easy to work with and they believed in the plan. I’m thrilled that we were able to set Yvonne's parents up for the best situation as they move into this next chapter of their lives!
