I first met Brittany at an open house in Poway. Even though we had just met, I felt like we were old friends. We had a spirited conversation revolving around this particular home and Poway in general. She told me she wasn’t even really looking to buy a home, but saw this house and decided to check it out. She was currently living downtown and clearly there was something pulling her back to North County. She sounded like she was ready to leave downtown and in fact, living in downtown San Diego has changed dramatically over the past 3-4 years.
That first home we met at didn’t work out for her, but soon she was really looking for a home in earnest. Candidly, Brittany is a dream buyer for those of us who work in the business. She is professional, prompt, enthusiastic, and knows what she likes and what she doesn’t. This made finding her a home so much easier and a process we both thoroughly enjoyed.
Although we never spoke about it directly, I gathered that Brittany has overcome some challenges in her life. Maybe that explains our initial connection and maybe that’s why we seemed to understand each other a little better than most. We both have endured some tough times and have received support, propped up by unrelenting love which I witnessed throughout our home buying journey together..

For each showing, Brittany brought one of her good friends to see each home and discuss ideas with. One thing I really appreciated and loved about her friend Nicole is that she was so positive. She saw potential where Brittany did, she saw solutions to issues, and generally she was happy for her friend. I think It’s true that positive people attract other positive people.
When we first went to the home on Avenida Venusto, not only did Nicole come with Brittany but one of her other friends and her two kids popped by to check it out too. It brought so much love and positivity to the showing that it already felt like it was her home. It also told me how much Brittany's friends cared about her. They showed up to a random first showing to support their friend! I can tell you that’s only happened one other time when I was showing a house and it was because the friend lived just down the street. I’d say they have a pretty special bond, those three.
The list agent for the Avenida Venusto home had recently reduced the price from $765k to $698,300. Based on many factors we were able to negotiate a purchase price of $660K with including a 2% sellers credit. Brittany wanted to use that seller’s credit to buy down her interest rate. SMART!
After we submitted our offer. He told me they had a contingent offer that was higher in price, but ultimately the seller felt the contingent offer was inferior. In order to make the deal we had to HUSTLE! The agent agreed that if we could get it done in 19 days we’d have a deal. I knew we’d be able to manage that because we were already prepared before we even made the offer.
Just like that we were in escrow! Pretty amazing that we were able to secure the property for almost $120K under what they originally listed it at… have I said the market is changing or what?? 8 months ago this beautiful townhome would have been sold in 3 days.
During the remainder of the transaction, we faced some unexpected hurdles on the selling side. True to her nature, Brittany stayed positive throughout and our amazing team kept everything on track. Overall, it was a quick 19 day close. Crazy to think that in less than 3 weeks Brittany went from offer-accepted to homeowner! Congratulations Brittany and so excited for you and all the memories you are going to make in this home!
