I have known Nancy for almost as long as I can remember. In 1993, Nancy and her husband Phil bought their family home in Poway. I met Nancy’s oldest son, Mike in 6th grade and we’ve been best friends ever since. Since 1993, Mike and his younger brother Robbie have both married and brought their children back to this house, their childhood home. Almost 30 years of family memories tied up in this one place!
Phil Bimer was diagnosed with a brain tumor in 2016 and given 6 months to live. Phil, with his determination and the constant love and care of his wife, amazingly lived for another 5 years. He not only outlived the prognosis, but was able to see Mike get married and meet two more grandsons before passing in August 2021.

As a realtor, I meet people at every stage of life. Upsizing for more space, downsizing for less space, selling to retire, relocating, retiring etc. I can give all the facts and figures about the market, but in the end, you have to be the one to make the decision to move forward. What’s most important to me is that you as my client are happier AFTER we work together on a sale or purchase. That’s why I never persuade anyone to move forward, that’s up to you. When Nancy first reached out to me in February about selling her home, I knew this was going to be an incredibly difficult and emotional decision for her – one that only she could make.
However, she was ready and motivated to start a new chapter and I was ready to support her in any way I could. She knew it would be a tough transition, but ultimately was able to find peace and clarity in it. She wanted to be closer to her sister and her son Robbie and his wife, Monique, and their two boys in Temecula. She knew time was of the essence. Her two grandsons are only getting older and soon hanging with Grandma might not be the thrill it is today.

Nancy’s home was a dream listing. The home was immaculately maintained and had many amazing perks including paid-for solar, a beautiful backyard with a pool, and its location at the end of a quiet cul-de-sac. It is a dream family home. There were limited things to do to get it ready to put it up for sale, outside of the usual cleaning, staging, and buttoning up a few punch list items. Before long, it looked pristine and our professional photographer came in and captured the magic of this special home.
Shortly after listing the home, I hosted an open house and had almost 30 groups of interested buyers come through. At the end of the weekend, we had multiple offers over asking price!!
It came down to two offers – one offer wasn’t as high as the other, but the terms were much stronger. Ultimately, I left the decision to Nancy, but my recommendation for her was to go with the lower offer that had better terms. This was based on how confident I felt that the transaction would close. I had a great feeling about the eventual buyers because I met them at the open house. I felt they were sincere and really wanted the home.
If we went with the higher, but shakier offer and fell out of escrow it would not have sold where it did. When a home falls out of escrow many potential buyers believe there’s something wrong with the property. They’d assume we’d be willing to entertain discounted offers. This was not something that either of us preferred.
To Nancy’s credit she took the lower offer, which was still over asking price. This left some money on the table in order to have more certainty that the transaction would go smoothly and close on time.
We closed on time in May and Nancy was able to close this chapter of her life with a smile. Last July she closed on a brand-new home in a 55+ community that’s 3 minutes from two of her grandsons in Temecula. I checked in with Nancy on closing day and she said, “The boys [grandsons] and I are just back from getting the keys. They ran through the whole house and found all the hiding places. We went to the rec center and we actually got to play pickle ball. The boys did great. It’s been a crazy ride, thank you for all your help along the way. It was priceless.”
